When they get their pocket money it gets divided up into three jars - one is for spending, one is for giving away to charity and one is for saving. Basically, you're setting them up with a mini version of your budgeting system. They get to decide how much to dedicate to each jar and you need to give them the chance to do some extra jobs to earn some additional 'savings' income.<BR><BR>Teaching kids to set goals <BR>A great way to start teaching kids about setting goals is to have them save up for something they want to buy. Whether it's a PSP, a new bike, a computer, an iPod or a new toy, get them to set a goal and start saving toward it. If you want to help them along the way, set up a 'dollar for dollar' system, where you'll match what they save, but let them do the hard work and take responsibility for getting enough cash together to reach their goal. This technique instills a great sense of pride in a kid and also helps to stop some of the nagging that instantly buying them whatever they want can encourage.<BR><BR>Teaching kids to be self-reliant <BR>The second part of teaching your kids to achieve goals is to stop telling them that they can't have stuff because 'we can't afford it'. This mindset will teach kids to simply give up or put things on credit, rather than teaching them the importance of working out how they can afford something. Next time your kids ask you for something that's beyond the budget, explain that buying it is not an option today and that they need to work out how they could go about being able to earn the cash to buy it. Giving them the chance to work out that you can't always have everything you want straight away is an important step in creating good money management habits, and if you back it up with helping them to figure out how to earn the money and save until they reach their goal, you'll be giving them strategies that will last a lifetime.<BR><BR>Teaching kids by being a good role model <BR>We learn the vast majority of our money management habits from our parents. Have a think about what your kids are learning from you on a daily basis. Are they seeing you behave impulsively or responsibly? Are they watching you work toward your own goals or seeing you simply put everything on credit? Are you showing them how to be socially responsible by donating to charitable organisations or doing volunteer work if your budget won't stretch to cover donations? Losing a major tenant is damaging in the best of times; losing a major tenant in a recession could be disastrous.<BR><BR>From our years of experience in managing shopping centers of all sizes all over the nation, we've come up with some general guidelines for tenant retention that you may find useful as you manage your properties.<BR><BR>Guideline #1: Vet Your Prospective Tenants More Carefully Than EverWith qualified tenants getting more and more rare these days, you may be tempted to relax your vetting procedures a bit just to fill the available space. Our advice: DON'T DO THAT! The old adage still holds that if a prospect looks shaky early on he'll look even worse under contract . The only difference perhaps is most owners can less afford a bad tenant today than previously. There are more barriers to success in this present economy, so don't take on unnecessary risk just to fill a lease.<BR><BR>Instead, look into your prospect's references and financial statement more closely than ever before. Down the road, you'll be glad you did. There are proven vetting procedures (which we implement on behalf of all of our clients) that will give you a realistic, no-holds-barred assessment of the prospect, greatly enhancing the likelihood that he will either be turned down...or be with you for many years into the future and keep your turn-over to a minimum.<BR><BR>Guideline #2: Understand What Tenants Are Thinking<BR><BR>When vacancies start piling up, it's quite likely someone hasn't been in the facility communicating with the tenants. A vacancy should never be a surprise, and in many cases, it can even be avoided.<BR><BR>In shopping center after center, we verified again and again that there's just no substitute for getting out and interfacing directly with your tenants. You (or better yet, your qualified property managers) have to get out and invest significant face time with tenants, talking, listening, probing, analyzing. That's the only way to understand where tenants stand in terms of their happiness, their stability, and the future of their relationship with you.<BR><BR>Ask carefully crafted questions to get to the core of existing problems. Determine what they like or dislike about the facility, the management, and the owners. Find out if there are maintenance issues, concerns about traffic, problems with neighboring tenants, parking or street traffic issues, or just about anything your tenants may be worrying about.<BR><BR>Guideline #3: Be a Pro-Active Landlord<BR><BR>Don't sit around assuming everything is going well with your tenants. Insist that your property managers are out on contact tours regularly. In a typical neighborhood shopping center, the tenants are more often than not mom and pop businesses. And again typically, their leases extend from 3 to 5 years. That's a relatively long time, and financial situations can change, even for your most stable tenants.<BR><BR>Make it the job of your property manager to find out what these changes might be, and whether they will impact either retention or lease abandonment rates. Remember that when your spaces stand empty, your ability to meet your own financial commitments go down. We train our property managers to stay on top of tenant financial stability so you won't get caught empty-handed down the road. That calls for a completely pro-active management attitude. Make them ask questions that will directly connect your lecture to any real world scenario. After generating such questions, you can even allow yourself or a student to respond. In this way, you are not only touching the depth of their thoughts but how they relate your discussion to any given scenario.<BR><BR>These strategies if properly imposed can flourish active student participation. With their interest in your class, they will entrust you with their knowledge and many more will give you their respect. And with respect comes discipline. Households are stretched financially. Discouraged job seekers struggle to maintain their self-esteem. Even people who are employed fear for their livelihoods.<BR><BR>And yet, not all is doom and gloom. Even with a national unemployment rate just under 10 percent, there's still an enormous amount of economic activity taking place.<BR><BR>For most adults in the United States, we take for granted that, if we apply ourselves with diligence, we will and should secure work, clients, or customers within what we consider a reasonable timeframe. If we do not, we assume we have made some misstep, and we take it as a personal failing. This belief is so deeply ingrained in our American psyche that we may not even recognize its presence.<BR><BR>It might be time to temper this self-reliant streak in our outlook. In some instances, it might be causing more suffering than good at this moment.<BR><BR>I've seen the scenario played out many times in the last year: diligent people with a strong work ethic look for work or business, spend untold hours, and use every tool within their disposal. Their efforts are barely successful, even futile. The result is anger, frustration, depression, anxiety, feeling isolated, and worrying about the future. Their actions and approach seem completely reasonable and responsible, but their expectations are based on a reality that seemed certain--even a given--just a couple of years ago.<BR><BR>In this economy, the rules have changed--at least for the moment. There are forces at work that are much larger than any one of us, and we need to adjust our expectations about what we can individually control. Easy money, easy credit, abundant work, and instant career gratification are less universal at this moment.<BR><BR>This doesn't mean that we should give up looking for work, abandon our responsibilities, or give up on our dreams. But if we are to survive and thrive in these trying times, we must strike a new, more nuanced view of what we can accomplish in a stalled economic climate. It might mean adjusting our expectations of income temporarily. It might mean changing careers. It might mean, on the positive side, exploring dreams that we deferred when we were much busier.<BR><BR>In fact, a downturn can be an extremely fertile time for innovation and creativity. Business and political leaders are taking risks that they never would have considered a year ago, because they have been forced to do so. Entrepreneurs are launching new businesses. They are finding new ways to cater to people's changing needs, values, and tastes.
